Finance Analyst

Harper May is working with a London-based property developer with a substantial mixed-use pipeline across central and suburban markets. The business is founder-led, backed by institutional capital, and has grown its asset base significantly over the past three years. They are now strengthening their finance function to support accelerated delivery across their project portfolio and to enhance commercial oversight at board level.

The Role
Reporting to the Finance Director, you will own financial analysis and reporting across the development pipeline. This is a hands-on, commercially engaged role that sits at the intersection of accounting, project control, and strategic planning. You will work directly with the development and investment teams, translating project performance into clear financial insight for senior stakeholders.

• Produce monthly financial statements and commentary across live projects
• Build and maintain project cost models, tracking budget progression and spend forecasts
• Analyse project profitability, cost-to-completion, and cash flow impact
• Monitor and report on WIP, accruals, and development cycle timing
• Support quarterly board reporting and business case appraisals for new investments
• Work with operations to identify financial risks and control improvements
• Contribute to annual audit and year-end consolidation processes

What we are looking for

• ACA, ACCA, or CIMA qualified or on track to qualify
• Prior experience in property development, construction, or project-based accounting
• Sound knowledge of development accounting, particularly WIP and cash cycle mechanics
• Proficiency in Excel and financial modelling, with exposure to reporting software
• Analytical mindset with the ability to distil complex project information for decision-makers
• Pragmatic approach to problem-solving in a growing, sometimes ambiguous environment
